Scope comes before schedule
A written scope lists every material and finish being replaced, room by room. That document is what your carrier reviews and what keeps the project from drifting into surprise change orders.

Reconstruction & Rebuild
Mitigation stops the damage. Reconstruction brings your home back. Here is how Spartan handles the rebuild phase after water, storm, fire, or mold work is complete.

Overview
Reconstruction is the phase after mitigation is complete. It covers repairing or rebuilding the structure and finishes affected by the original damage, with the goal of restoring the home to its pre-loss condition.
Many restoration companies stop at mitigation and hand this phase to a separate contractor. We keep it in house.

What to look for
Learn the basics
Reconstruction is ordinary construction happening under insurance rules and a tight timeline. Knowing the sequence keeps expectations realistic.
A written scope lists every material and finish being replaced, room by room. That document is what your carrier reviews and what keeps the project from drifting into surprise change orders.
The goal is the home you had, not a minimum patch and not an upgrade you did not ask for. If you do want to upgrade something while walls are open, that gets priced separately and clearly.
Framing, then rough electrical and plumbing, then insulation and drywall, then paint, flooring, and trim. Skipping ahead to make a room look finished usually means tearing it back open later.
When mitigation and reconstruction sit with different companies, the handoff is where weeks disappear. Keeping both in house means the crew that dried the house already knows what is behind the walls.
Timeline
Post mitigation meeting: walk the home, agree on the plan and the finishes.
Scope and approval: written scope documented and coordinated with your carrier.
Build back: trades sequenced in order with progress updates as we go.
Final walkthrough: punch list handled before we call the job done.
Our process
The same IICRC standard steps every time, explained plainly so you know what to expect.
Step 1 of 3
Once mitigation services are complete, we meet with you to walk through a gameplan for rebuilding.
Step 2 of 3
The goal is restoring the home to the condition it was in before the damage, not a partial or minimum scope repair.
Step 3 of 3
Because we handle both mitigation and reconstruction, there is no gap in communication or scheduling between phases.

Good to know
No. We take on reconstruction after another company handled the mitigation. We review their drying documentation first and verify the structure is dry before any material goes back in.
A single room repair often runs one to two weeks. Larger rebuilds involving cabinetry, flooring, and multiple trades run several weeks and depend on material lead times and claim approval. You get a written schedule before work starts.
Generally yes. We work with all carriers on both phases and keep the documentation consistent from mitigation through rebuild.
Structural, electrical, plumbing, and mechanical work is permitted where the local jurisdiction requires it, and we coordinate the inspections as part of the project rather than leaving it to you.
Yes. Insurance covers restoring what you had, so any upgrade beyond that is priced and approved separately so you always know which part is the claim and which part is your choice.
Yes. The same team that handled mitigation carries the job through reconstruction, so you are not re-explaining your home to a new company halfway through.
We document it, share it with your carrier as a supplement, and talk it through with you before proceeding. Hidden damage is common and it is handled openly, not as a surprise bill.
Yes. Work areas get contained, floors and walkways are protected, and debris is removed as the job moves instead of piling up until the end.
